Leolux, the Dutch furniture manufacturer renowned since 1934 for its high-quality, bespoke designer furniture, has established both its head office and production facility in Venlo. The business complex comprises six buildings commissioned by Leolux for its own use. The buildings were constructed between 1989 and 2022. Together, they form the heart of the organisation, a place where craftsmanship, design and production come together.

A forward-looking property challenge

When Leolux approached us, they were facing a strategic accommodation challenge. The organisation wanted to free up financial resources to safeguard the continuity of its operations and to invest further in innovation and growth. Various scenarios were explored, ranging from partial letting to the (partial) sale of the buildings.

From scenario analysis to strategy

To arrive at a well-founded decision, we carried out a thorough scenario analysis together with Leolux. Based on this, a private sale process was chosen in the form of a sale-and-leaseback arrangement. This approach enabled Leolux to free up capital without leaving its familiar location, thereby safeguarding the continuity of its business operations.

A carefully managed process

Envalue managed the entire process: from identifying and approaching potential buyers to negotiating the purchase price and lease terms. During the due diligence process, we acted as the link between Leolux, the technical advisers and the legal team. Thanks to this central coordinating role, the process ran smoothly, transparently and entirely in line with the organisation’s ambitions.

The result

The transaction was successfully completed with a solid, long-term investor. Leolux remained based at its familiar location, ensuring the continuity of its business operations. At the same time, a significant portion of the capital tied up in property was released. Funds that are now being used for innovation, production and the further growth of the company.

In addition to the transaction team, our valuation team was also closely involved. They ran through the various scenarios and supported the decision-making process with clear financial analyses. Thanks to this collaboration, a process was realised that is not only financially sound but also perfectly aligned with Leolux’s long-term vision.
