Syncasso is a leading provider of credit management and bailiff services. By combining data analysis with behavioural science and socially responsible debt collection, the organisation helps clients find sustainable financial solutions.
Following the pandemic, the way Syncasso used its offices also changed dramatically. Occupancy rates fell and functional requirements shifted. With five offices across the Netherlands, a clear reorientation was needed: where could existing leases be renewed, and where was it time to find a new location? As Syncasso’s national accommodation advisor, Envalue guided this process.
Our role
In Rotterdam, Arnhem and Amsterdam, the current locations were found to still be suitable. There, we renegotiated with the landlords and renewed the leases on favourable terms. In Leeuwarden, the situation was different: the office was too spacious and no longer met modern requirements. Together with our colleagues from Design & Build, we first drew up the technical and functional Programme of Requirements. This was followed by a market survey, with a long list of options narrowed down to a shortlist. We organised viewings, carried out test fits and investigated how the spatial programme could be accommodated within the various properties. We then took charge of the negotiations with the landlord and supported Syncasso right through to the final handover.
Result
This approach delivered tangible results. By starting the process early and establishing a strong negotiating position, we achieved savings of 10 to 25 per cent on accommodation costs. Furthermore, we incorporated tenant options that mitigate long-term risks.
What makes this case typical of Envalue is the combination of data, market knowledge and collaboration. For Leeuwarden, we began with a thorough analysis of market data and assessed the offering against the Programme of Requirements – with a focus on accessibility, amenities and future value. At the same time, we made optimal use of our local network by having the project led by a colleague with strong roots in the Northern Netherlands. And thanks to the collaboration with our Design & Build department, we were able to quickly and effectively assess which locations truly aligned with Syncasso’s requirements.
The result: a new accommodation strategy that better suits the post-COVID way of working, with lower costs and greater flexibility for the future.
