Sustainability index introductie

Envalue is launching a Sustainability Index designed to help investors and property owners assess the sustainability of their property portfolios in an objective and data-driven manner.

An objective benchmark for sustainable property investments

The index is based on 85 carefully weighted data points that provide insight into eight categories: energy efficiency, CO₂ emissions, climate and natural risks, structural risks, health, environmental impact, biodiversity, accessibility and amenities. Each property is given an overall score falling within five categories ranging from poor to premium. What makes the index unique is the ability to benchmark performance against more than 9.8 million properties in the Netherlands. This allows users to see immediately how their property compares to the market, a particular area and a specific sector. There is also a link to both Dutch and international legislation and regulations, such as the EU Taxonomy and CSRD.

From big data to the doughnut model

Using the doughnut model, the Sustainability Index provides a clear overview of the strengths and weaknesses of each property at a glance. Areas that score well are located in the inner ring (‘sweet spot’), whilst weaker points fall within the outer ring (‘danger zone’). Cherryl Djoegan, Head of Sustainability at Envalue, explains: “Our Sustainability Index is not just another label. It is a strategic tool that helps investors and property owners make smart choices to strengthen the future-proofing and market position of their property portfolio. By providing accurate insight into the performance of buildings, the index shows exactly where the greatest opportunities for sustainability lie. In short, it enables you to deploy your resources in an action-oriented and effective manner for the most impactful improvements. After all, sustainable buildings are more attractive to property users and investors, which can lead to higher returns, increased value and competitive advantages.”

Standard version and customisation for maximum flexibility

The Sustainability Index is available in a standard version, which provides an objective benchmark for the sustainability status of a building or portfolio. The benchmark can be expanded with a customised version, in which the weighting of categories is tailored to an organisation’s specific goals and strategy. The scope of the benchmark can also vary between the entire built environment, specific areas or a portfolio. This data-driven approach helps investors to better meet reporting requirements and make strategic sustainability choices.

Impact on the property sector

The Sustainability Index is an essential tool for property investors and owners seeking to strengthen their market position. The index helps companies comply with current climate legislation and anticipate future changes. Through the unique combination of weighting, regulations and the Donut Model, Envalue enables organisations to achieve their sustainability objectives.
