Our client was faced with a practical yet strategic question: Can the current office, with its limited space, still keep pace with the organisation’s growth?

The existing office environment had a traditional layout, offering little flexibility and a strong focus on individual workstations. Due to the growing number of staff and changing working patterns, it became necessary to investigate whether the building could still accommodate this development, or whether relocating would be a more sensible option in the long term.

Our role

Envalue was asked to carry out a feasibility study to provide insight into the possibilities and limitations of the existing office. In a short space of time, we:

  • Analysed the current layout, occupancy and working patterns.
  • Assessed the building’s functional and health and safety suitability.
  • Developed two spatial scenarios:
    • An ideal situation (regardless of location)
    • An efficient layout within the current structure

Provided clarity on the necessary modifications and associated costs using our Office Fit Out Calculator.

Together with the client, we looked beyond mere square metres. We also mapped out how work takes place in practice. What types of employees are there? How often do they work in the office? And what spaces are required for this? This resulted in a comprehensive picture of the spatial and functional requirements for both the present and the future.

Result

The analysis showed that the current building offers only limited scope for growth. A more efficient layout is possible, but would require pushing the limits of health and safety regulations and would result in reduced comfort. We therefore concluded that, whilst the building can be optimised in the short term, the strategic scope for growth lies elsewhere.

This project illustrates the strength of our approach. In less than three weeks, we created a well-founded and factual basis for strategic decisions. This client can use this report to determine whether investing in the current location makes sense, or whether relocation will deliver greater value in the longer term.
