We design, supervise and realise construction projects
With our independent (interior) architects and project managers, we supervise and realise building projects. From visualisation of concrete interior and exterior designs to development and renovation projects.
These are our specialisms
Designing workspaces requires a long-term strategy in which aesthetics do not always play the leading role. Functionality and sustainability play a crucial role in determining the lifespan of the design. This is where Envalue is a specialist.
Office environments vary widely because of the unique nature of organisations. Envalue advises on workplace concepts tailored to the individual needs and culture of each organisation.
Envalue specialises in risk-based contracting, also known as turnkey contracting. As a contractor, we are responsible for completing a real estate project within a pre-agreed price and time period. We assume additional costs in case of overruns and delays during construction. This provides protection against unexpected costs and delays.
Envalue facilitates and provides planning, coordination and monitoring of real estate projects. In doing so, we aim to deliver within budget and achieve set goals and quality standards. Our support goes from concepting to completion and management.
Envalue specialises in planning, managing and executing tenders or bids for real estate projects. We guide the entire process of finding and selecting suitable contractors or suppliers to successfully realise the project. We ensure that the right team is chosen for your project.
We manage the construction site during the construction phase. Envalue also ensures safety on the construction site and ensures that the project is carried out according to the specifications, budgets and timelines as set in advance.
Concept and strategy
In the concept phase of the project, we work with you to develop a strong business case. In doing so, we thoroughly assess how we can best meet your accommodation needs.
Research
We investigate whether relocation is wise or whether renovation is more appropriate.
Analysis
We analyse the financial aspects, the costs associated with both choices and we look at the possible impact on project planning.
Testfit
We often perform a testfit at this stage to give a concrete idea of the space and layout required.
Action plan
After this, we create an action plan in which we define responsibilities, project planning, timelines and budgets.
Setting out requirements
The schedule of requirements is the foundation for the entire project. In this, we include all functional, spatial and technical requirements.
Design
In the design phase, our interior designers translate the testfit into a concrete design.
Brainstorming session
We look at the aesthetic side of the schedule of requirements. We do this with a brainstorming session in which we find the answers to essential questions with you.
DNA
We also look at how employees should experience the office space and what impression visitors should take away after visiting the premises. We try to translate the client’s DNA into a well-thought-out design.
Concrete decisions
With each sketch, we make concrete decisions on the optimal spatial layout, the most suitable colours and materials, construction costs and implementation planning.
Transparency
This way, the consequences of the choices made are always transparent and we ensure that the completion date is not compromised.
Design phase
At the end of the design phase, you will know what the design looks like, what the costs will be and when the project is expected to be ready.
Pricing
The pricing that accompanies the final design clarifies areas, suppliers and scope of purchases.
Maximum value
We add maximum value and quality within the available budget.
Requesting quotes
We request quotations from different suppliers. This allows us to reduce margins.
Network
Thanks to our extensive network of business relations and suppliers, our scale and your preferred partners, we can always make the best-fit deal. This way, we optimise costs and ensure the best value for money. This allows us to meet your specific needs and wishes.
Realisation
In many cases, Envalue acts as main contractor for the realisation of the project. In doing so, you place full responsibility in our hands. As a result, we are responsible for all aspects of the project.
Management of entire process
We manage the entire process. From organising construction meetings to carrying out quality and progress checks.
Contract extras and reductions
We handle contract extras and reductions and strictly enforce our policies on safety, health and sustainability.
Risk
We assume all risks. We do this with the sole aim of delivering the project according to the design specifications, on time and on budget.
Benefit 1
One contact person for all aspects of the project. This is Envalue’s project manager.
Benefit 2
We keep you updated on progress during construction.
Benefit 3
Regular on-site consultations to check that the process is going as planned.
Completion and delivery
The completion of a construction project and handover is the culmination of an intensive partnership.
Inspection
Together with the interior architect, our project managers thoroughly inspect the new office environment for areas for improvement and record this in a handover protocol.
Work
All work performed must meet established specifications and quality standards. Areas for improvement are quickly resolved.
Completion
Then the project is officially delivered to you with all relevant documents, manuals and guarantees.
Use
After this, you can move into the new office space.
